Monthly stays
Picking a base town for a one-month rental
A month-long stay on Lake Como is a different shape of decision than a long weekend. Lease length and furniture availability narrow the inventory; seasonality moves prices 20–30% between off-peak and August; and settling in requires real paperwork once you go beyond a tourist fortnight. The notes below are split into three sections: lease shapes and pricing tiers by town, the neighbourhoods that read as a good month-long base, and the settling-in steps (utilities, registration, groceries) that catch first-time visitors out.
Como
Como monthly stays
Como is the easy default for a first month-long stay — the most rental inventory, the easiest settlement paperwork, and direct rail+ferry links back into Milan for any trip.
Lease
Lease types & channels
Furnished 1-bed, Furnished 2-bed, Studio
Airbnb monthly, Idealista, Immobiliare.it, Local agencies (e.g. ComoCasa)
Most agencies quote 1–12 month lets; Airbnb monthly discount kicks in at 28+ nights.
Pricing
Monthly pricing tiers
€950
€1800
Furnished 1-bed, monthly, off-peak; lakefront 2-beds top €2,400 and July/August adds 20–30%.
Neighbourhood
Best neighbourhoods for a month-long base
Centro storico · Lungolago · San Agostino
The centro storico is walkable to the ferry pier and train station; San Agostino has newer builds and reliable FTTH.
Commute
Ferry access & coworking fallback
Ferry pier is a 10-minute walk from the centro — direct boat service to Bellagio, Varenna, Cernobbio, and Menaggio.
Coworking fallback →Settling in
Utilities, registration & groceries
ENEL (elettricità) and gas metano accounts are settable online with a Codice Fiscale; deposits ~€100.
EU citizens: nothing beyond the hotel-style "dichiarazione di ospitalità" lodgings file. Non-EU: short-stay Schengen applies; permesso di soggiorno only if the stay crosses 90 days.
Conad, Esselunga, and Lidl cluster along Viale Lecco and out toward San Fermo. Weekly open-air market on Tuesdays and Saturdays in Piazza del Mercato.
Como is the easiest town to set up utilities in and has the best supermarket coverage — orient here if you're arriving for the first time on a one-month stay.
Cernobbio
Cernobbio monthly stays
Cernobbio's monthly stays are villa-led — premium pricing and a quieter ritmo, with Como a 10-minute ferry hop away for any errand the smaller town doesn't cover.
Lease
Lease types & channels
Furnished lakeside villa, 1-bed with lake view, 2-bed hillside
Airbnb, Sotheby's Realty Como, Italian Luxury Homes, Word-of-mouth via local agencies
Luxury rentals often quote min. 2 weeks; 1-month bookings require an email request and a 30% deposit.
Pricing
Monthly pricing tiers
€1800
€3200
Furnished 1-bed, lake view, monthly; villas run €3,500–€6,000 with July/August peak premiums.
Neighbourhood
Best neighbourhoods for a month-long base
Via Regina lakefront · Villa Erba area · Piazza Santo Stefano
Via Regina lakefront commands the premium; hillside addresses trade view for 25–35% lower rent and slower fibre.
Commute
Ferry access & coworking fallback
Cernobbio ferry pier in the piazza — frequent service to Como, Bellagio, and the mid-lake towns.
Coworking fallback →Settling in
Utilities, registration & groceries
Often included in luxury rentals; otherwise ENEL + gas metano are the same Como workflow, with the local office in Piazza Santo Stefano.
Same as Como: dichiarazione di ospitalità for EU guests; non-EU stays under 90 days are visa-free for most passports.
Conad and a smaller Esselunga exprès in town; Como's bigger stores are 10–15 min by bus or car.
Cernobbio skews luxury; one-month lets exist but you'll pay a premium for rental type, not for furniture or amenities.
Bellagio
Bellagio monthly stays
Bellagio works as a one-month base if you accept a slightly smaller apartment and budget 20% over Como prices; the ferry triangle means day-trips to Varenna or Menaggio are easy.
Lease
Lease types & channels
Furnished 1-bed, Lakeside 2-bed, Hillside apartment
Airbnb monthly, Bellagio Apartments local agency, Immobiliare.it
Airbnb monthly discount at 28+ nights; agencies commonly quote 2-week min., 1-month preferred.
Pricing
Monthly pricing tiers
€1100
€2200
Furnished 1-bed, monthly; lakefront 2-beds top €2,800 in summer.
Neighbourhood
Best neighbourhoods for a month-long base
Salita Serbelloni · Via Roma · Pescallo (hamlet)
Salita Serbelloni is the heart of the old town; Pescallo is a quieter fishing hamlet 10 min east with smaller, often cheaper rentals.
Commute
Ferry access & coworking fallback
Bellagio's central pier sits at the tip of the peninsula — the car ferry to Varenna and Menaggio, plus the slow boat to Como.
Coworking fallback →Settling in
Utilities, registration & groceries
Most month-long lets roll utilities into the rent; otherwise ENEL activation from Como office is workable.
Same paperwork as the rest of the lake; the dichiarazione is hand-delivered to the Bellagio municipal office.
Conad in town plus smaller alimentari; the larger Esselunga/Lidl cluster requires the ferry to Menaggio or Como.
Bellagio inventory is tight in July/August — book 6–8 weeks ahead for a one-month summer let; spring and autumn are easier.
Menaggio
Menaggio monthly stays
Menaggio is the cost-conscious mid-lake pick for a month-long stay — full rental inventory, great ferry access, and the quietest ferry-congestion outside of summer.
Lease
Lease types & channels
Furnished 1-bed, Piazza-side 2-bed, Hillside 2-bed with garden
Airbnb, Immobiliare.it, Lake Como Homes (local)
1-month minimum typical for furnished lets; some agencies quote weekly in off-season.
Pricing
Monthly pricing tiers
€900
€1600
Furnished 1-bed, monthly; piazza-side 2-beds €1,800–€2,200.
Neighbourhood
Best neighbourhoods for a month-long base
Piazza Garibaldi · Lungolago · Loveno (upper)
Piazza Garibaldi keeps you walkable to ferry, bus, and restaurants; Loveno trades the lake view for a residential feel and quieter evenings.
Commute
Ferry access & coworking fallback
Menaggio is the western-shore car-ferry terminal — direct crossings to Bellagio and Varenna; bus line to Como and the SS36 north.
Coworking fallback →Settling in
Utilities, registration & groceries
ENEL activation with a Codice Fiscale; bills mailed in Italian, online portal works.
Dichiarazione di ospitalità is filed with the Menaggio municipality; non-EU stays under 90 days visa-free for most passports.
Esselunga and Lidl on the SS36 entry to town; Saturday weekly market in Piazza Garibaldi.
Menaggio is the practical mid-lake base — cheaper than Bellagio, well-connected by ferry, and 90 min from Milan on the SS36.
Tremezzo
Tremezzo monthly stays
Tremezzo is a quiet mid-lake alternative to Bellagio — slightly cheaper rents, very stable Vodafone coverage, and ferry access to both arms of the lake.
Lease
Lease types & channels
Furnished 1-bed, Lakefront 2-bed, Garden apartment
Airbnb, Local agencies (Tremezzo and Lenno), Immobiliare.it
Airbnb monthly discount at 28+ nights; some villa rentals open to one-month lets in spring and autumn.
Pricing
Monthly pricing tiers
€950
€1750
Furnished 1-bed, monthly; lakefront 2-beds with garden €2,000–€2,800.
Neighbourhood
Best neighbourhoods for a month-long base
Lungolago Tremezzo · Piazza · Lenno (5 min south)
Tremezzo's lungolago runs 1.5 km — almost every waterfront rental qualifies as "steps from the ferry"; Lenno trades lakefront for larger garden apartments.
Commute
Ferry access & coworking fallback
Tremezzo ferry pier connects directly to Bellagio and Menaggio; bus line to Como and the SS36.
Coworking fallback →Settling in
Utilities, registration & groceries
ENEL + gas metano, same process as the rest of the lake. Many small villas run on propane — confirm with the landlord.
Dichiarazione di ospitalità filed with the Tremezzo municipality; non-EU stays under 90 days remain visa-free.
Smaller Alimentari in town; Esselunga/Lidl require the bus or a short drive to Menaggio.
Tremezzo's small-town Vittorio-Emmanuele-quiet rhythm suits a focused work month — fewer coworking-friendly cafes, more residential calm.
Varenna
Varenna monthly stays
Varenna is the romantic pick for a month-long stay — quieter than Bellagio, ferry-connected to both shores, and at its best in spring or autumn once the day-trip boats thin out.
Lease
Lease types & channels
Harbour apartment, Hillside 1-bed, Lakefront 2-bed
Airbnb, Varenna Holiday Homes (local), Immobiliare.it
Airbnb monthly discount at 28+ nights; old-quarter 1-beds book out 4–6 weeks in summer.
Pricing
Monthly pricing tiers
€1000
€1900
Furnished 1-bed, monthly; harbour 2-beds €2,200–€2,900.
Neighbourhood
Best neighbourhoods for a month-long base
Contrada dei Cavalli (harbour) · Piazza San Giorgio · Olivedo
The harbour cluster keeps you steps from the ferry; Olivedo is the quieter "above-the-pier" stretch with views and slower evenings.
Commute
Ferry access & coworking fallback
Varenna pier connects to Bellagio (15 min), Menaggio via car ferry, and Como with the slow boat.
Coworking fallback →Settling in
Utilities, registration & groceries
ENEL activation from the local office; most furnished lets include bills in the rent.
Dichiarazione di ospitalità filed with the Varenna municipality; non-EU stays under 90 days visa-free.
Smaller alimentari in the old quarter; Lidl/Esselunga require a 15-min bus to Bellano or the ferry to Menaggio.
Varenna inventory is the tightest on the lake in summer; if your dates are flexible, October is a sweet spot — mild, quiet, and 25–30% cheaper.
Settling in
The settling-in playbook
The utilities, paperwork, and shopping steps that apply to a month-long stay across the whole lake — pulled out of the per-town loops above so the closing section reads as a single playbook.
Utilities
ENEL + gas metano activation
Open an ENEL (electricity) account online or at the local office with a Codice Fiscale; gas metano follows the same process via 2i Rete Gas. Landlords of furnished month-long lets often roll the utilities into the rent — confirm before activation. Bottled gas (GPL) is still the norm in hillside villas; propane tank refills are scheduled through local distributors.
Registration
Codice Fiscale + permesso di soggiorno thresholds
Every non-Italian staying longer than a holiday should secure a Codice Fiscale (Italian tax ID) at the Agenzia delle Entrate office in Como — needed for utilities, SIM activation, and bank account setup. EU and most non-EU passport holders stay visa-free under Schengen for up to 90 days; once the stay crosses that line, a permesso di soggiorno (residence permit) application is filed at the post office with the questura paperwork as a follow-up.
Groceries
Conad / Esselunga / Lidl + weekly markets
Esselunga and Lidl are the core supermarkets across the lake — Esselunga in Como and Menaggio for the widest range, Lidl for the cheapest basics. Conad clusters in Como, Bellagio, and Cernobbio. Weekly open-air markets are a real feature of life: Como (Tue + Sat), Menaggio (Sat), Bellagio (mornings, smaller), and Varenna (small Friday market in the harbour square). Plan the weekly shop to the ferry timetable.
